Notice to the Home Buyers for Online Verification Process Under Phase-9

The Home Buyers listed for verification under phase-9 will undergo online verification process in order to expedite “No Objection Certificate” (NOC). The following process has been adopted which the home buyers are required to follow.

Step 1:- All home buyers are directed to create their login on CR portal if not already done, in order to participate in online verification process. The home buyers need to follow the instructions given in the dashboard section under your login and provide the necessary details by using Menu given inside the portal. Those who have already created login id and provided necessary details, may kindly ignore.

Step 2:- Submission of Clear and readable scanned copy of documents such as  BBA, Complete Payment Receipts, Bank Statement of all the payments and other necessary documents which support your claim against the unit. Those who already submitted may kindly ignore.

Kindly Note: – if your documents size is more than 5 MB, kindly supply 1st 5 pages of the BBA consisting of  the payment schedule and transfer page. Complete receipts and certified bank statement which mention the payment against the captioned unit are mandatory to be scanned.

Step 3:- Kindly note that your dues against the unit under the payment details section must be fully paid in order to participate in Online Verification process. In case of any discrepancy noticed, the home buyers are advised to speak to customer care department on IVR for reconciliation.

Step 4:- The home buyers whose balance is showing NIL under the payments details section inside your login will get provisional NOC under the NOC section other than the JV Adjustment/Undervalue Cases. For the JV Cases or Undervalue Cases home buyers are requested to call on our IVR Number 9772902548, one to our team member from office of court receiver will contact the concerned home buyers for the further instructions.

Step 5:- Kindly Note the Provisional NOC is conditional  and subject to certain compliances as mentioned on the certificate , kindly submit the scanned copy of affidavit and undertaking duly notarised along with other required documents as mentioned in the dashboard before approaching for the possession letter.

Step 6:- Kindly clear the remaining payment demand as mentioned in the other payment section and bring the proof along with all original documents as mentioned in the provisional NOC at the time collecting possession letter. In order to avoid inconvenience home buyers are requested to complete all the formalities in advance.

Note-1 :-  The cases in which JV Adjustment has been made against cost of the unit, would  require in person clearance with original documents after the report of forensic auditor. The Provisional NOC in such cases will be subject to further condition of JV Related Clearances and Documents verification.

Note-2 :-  The Provisional NOC in  cases of undervalue allotment of units will be subject to document verification in person and other compliances before proceeding further.

Note-3 :- Kindly further note that office of court receiver will provide the schedule for giving possession in advance and home buyers are requested to visit the office of court receiver on the schedule date only.
