{"id":9987,"date":"2026-06-03T14:20:19","date_gmt":"2026-06-03T14:20:19","guid":{"rendered":"https:\/\/receiveramrapali.in\/?p=9987"},"modified":"2026-06-03T14:20:19","modified_gmt":"2026-06-03T14:20:19","slug":"implementation-of-faceless-online-verification-process-for-commercial-units","status":"publish","type":"post","link":"https:\/\/receiveramrapali.in\/?p=9987","title":{"rendered":"Implementation of Faceless (Online) Verification Process for commercial units"},"content":{"rendered":"<p>Implementation of Faceless (Online) Verification Process for Issuance of NOC and Possession<\/p>\n<p><strong>NOTICE TO CLAIMANTS OF SHOP OF PROJECTS NEARING COMPLETION AND HANDOVER<\/strong><\/p>\n<p><strong>Subject: Implementation of Faceless (Online) Verification Process for commercial shops<\/strong><\/p>\n<p>Greetings from the Office of the Court Receiver.<\/p>\n<p>The Monitoring Committee constituted for the Amrapali Projects, is pleased to inform all concerned Claimants of Shop that a decision has been taken to implement a\u00a0<strong>Faceless (Online) Document Verification Process<\/strong>\u00a0for eligible units in all amrapali projects<\/p>\n<p>This initiative has been introduced with the objective of ensuring a transparent, efficient, hassle-free, and time-bound verification process, thereby facilitating eligible Claimants of Shop in obtaining the\u00a0<strong>No Objection Certificate (NOC)<\/strong>\u00a0and\u00a0<strong>Possession Letter<\/strong>\u00a0without the necessity of repeated physical visits.<\/p>\n<p>Under this mechanism, the verification process shall primarily be conducted through online mode in order to reduce inconvenience, save time, and streamline the handover process. Claimants of Shop are requested to extend their full cooperation and timely compliance for smooth completion of the verification formalities and subsequent issuance of NOC and possession documents.<\/p>\n<p>Claimants of Shop intending to avail the benefit of the faceless verification process are required to ensure that:<\/p>\n<ul>\n<li>All outstanding dues, charges, and liabilities reflected in their customer login\/dashboard are fully cleared;<\/li>\n<li>All requisite documents are uploaded\/submitted within the stipulated timelines; and<\/li>\n<li>The allotment\/unit falls within the category of eligible units under this scheme.<\/li>\n<\/ul>\n<p><strong>Excluded Categories<\/strong><\/p>\n<p>It is hereby clarified that the following categories of cases\/units shall presently remain outside the purview of the faceless verification process, and the existing\/manual process shall continue to apply to such cases as per the policy of the court receiver office :<\/p>\n<ol>\n<li>Units claimed under Joint Venture (JV) category;<\/li>\n<li>Claims under the Dual allotment category;<\/li>\n<li>Claims under the NFCD category;<\/li>\n<li>Any other category involving dispute, deficiency, litigation, or pending clarification\/documentation as may be determined by the Monitoring Committee or Court Receiver\u2019s Office.<\/li>\n<\/ol>\n<p><strong>Projects Covered Under the Faceless Verification Scheme<\/strong><\/p>\n<p>The faceless verification process shall presently apply to pending eligible units in the following projects:<\/p>\n<p>1\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI CRYSTAL HOME SHOPPING ARCADE<\/p>\n<p>2\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI DREAM VALLEY COMMERCIAL-2, 3 and Shopping Arcade 6<\/p>\n<p>3\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI GOLF HOMES SHOPPING ARCADE<\/p>\n<p>4\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI LEISURE VALLEY SHOPPING ARCADE<\/p>\n<p>5\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI PLATINUM SHOPPING ARCADE-I AND II<\/p>\n<p>6\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI PRINCELY ESTATE SHOPPING ARCADE-I AND II<\/p>\n<p>7\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI SAPPHIRE SHOPPING ARCADE-I AND II<\/p>\n<p>8\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI TERRACE HOME HIGH STREET SHOPPING ARCADE<\/p>\n<p>9\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 AMRAPALI ZODIAC SHOPPING ARCADE<\/p>\n<p><strong>\u00a0<\/strong><\/p>\n<p><strong>Procedure for Faceless Verification and Handover<\/strong><\/p>\n<p>The process to be followed by eligible Claimants of Shop is detailed below:<\/p>\n<p><strong>Step 1:<\/strong><\/p>\n<p>Eligible Claimants of Shop shall receive an official communication\/email from the Office of the Court Receiver regarding initiation of the faceless verification process.<\/p>\n<p><strong>Step 2:<\/strong><\/p>\n<p>The concerned home buyer shall be required to provide consent\/acceptance by clicking the confirmation link provided in the said email communication.<\/p>\n<p><strong>Step 3:<\/strong><\/p>\n<p>Upon receipt of acceptance, a subsequent email shall be sent containing detailed instructions, documentation requirements, and the procedure for online verification.<\/p>\n<p><strong>Step 4:<\/strong><\/p>\n<p>The home buyer shall complete the verification process strictly in accordance with the instructions communicated through email, including uploading\/submitting all requisite documents and details.<\/p>\n<p><strong>Step 5:<\/strong><\/p>\n<p>Upon successful submission of documents, the verification team shall undertake scrutiny and verification of:<\/p>\n<ul>\n<li>Submitted documents;<\/li>\n<li>Payment records;<\/li>\n<li>Customer ledger\/account statement; and<\/li>\n<li>Other relevant records, if any .<\/li>\n<\/ul>\n<p><strong>Step 6:<\/strong><\/p>\n<p>In case the documents and payment status are found satisfactory and in order, the CRM Team shall schedule an appointment\/intimation for issuance and handover of the NOC and Possession Letter.<\/p>\n<p><strong>Step 7:<\/strong><\/p>\n<p>At the time of collection of the NOC and Possession Letter, the home buyer shall be required to appear personally along with the following original documents:<\/p>\n<ul>\n<li>Original Builder Buyer Agreement (BBA);<\/li>\n<li>Original Application Form and\/or Allotment Letter;<\/li>\n<li>Original payment receipts\/proof of payments;<\/li>\n<li>Notarised Affidavit and Undertaking in the prescribed format available on the customer login\/dashboard;<\/li>\n<li>Government-issued identity proof.<\/li>\n<\/ul>\n<p>Failure to produce the aforesaid documents may result in postponement of issuance\/handover until compliance is completed.<\/p>\n<p><strong>Authorization in Exceptional Circumstances<\/strong><\/p>\n<p>Claimants of Shop residing abroad or otherwise unable to appear personally due to genuine hardship or exceptional circumstances may authorize a family member (blood relative only) to collect the NOC and Possession Letter on their behalf, subject to submission of:<\/p>\n<ul>\n<li>Original authority letter duly signed by the allottee;<\/li>\n<li>Government-issued ID proof of both the allottee and the authorized representative;<\/li>\n<li>Proof of relationship;<\/li>\n<li>All original property and payment documents as mentioned above.<\/li>\n<\/ul>\n<p>The decision of the Office of the Court Receiver\/Monitoring Committee regarding acceptance of such authorization shall be final and binding.<\/p>\n<p><strong>Important Clarification<\/strong><\/p>\n<p>The Monitoring Committee and the Office of the Court Receiver reserve the right to seek any additional document, clarification, affidavit, undertaking, or verification at any stage of the process if deemed necessary in the interest of proper scrutiny and compliance.<\/p>\n<p>Issuance of NOC and Possession shall remain subject to:<\/p>\n<ul>\n<li>Verification of records;<\/li>\n<li>Clearance of all dues;<\/li>\n<li>Compliance with applicable conditions;
